Barb called into my office and spoke to my assistant Ginette. They were looking to sell their John Boddy home in Ajax because Dave and her had recently retired and were moving further east along the 401.
However, there was a problem - they didn’t know that the market at the time had slowed down considerably. Usually that’s not a problem but in this case it was. They had just put in a firm offer on a home in Brockville. No conditions. That’s right, no conditions. The agent they used to buy thought that the GTA market was still smoking hot and because they submitted a firm offer, they got the Brockville home at a much lower price than if they had submitted an offer conditional on the sale of their Ajax home.
I really couldn’t blame their Brockville agent – she didn’t know this market. Which really meant that they had to sell their Ajax home no matter what, whether it was at a price they were happy with or not. That’s a lot of pressure and stress on them (and me).
I was driving back from Florida when Ginette contacted me. I remember sitting in my car in a Waffle House parking lot off I-75 and talking to Barb, explaining how the market was slower now than just a few weeks earlier.
That said, I reassured her that although I hadn’t yet seen her home yet, I knew there would be demand for it based on their Eagle Ridge neighbourhood and her particular model. That and the fact I could tell from talking to her that there was definite pride of ownership in their home.
After I got back to Ajax, I met with Dave and Barb and just like I anticipated, their home showed really well. If it didn’t sell, even in that slow market, it wouldn’t have been because of how the house showed.
My team jumped into action and implemented my Home Selling System. We got the home staged, the pics and virtual tour was done and the listing loaded onto the MLS. Extensive marketing was pushed out through social media and direct mail, etc.
The offer date arrived - we received multiple offers and sold the home in just 9 days for $26,000 over the asking price! Again, this was in a slow market.
The pressure and stress of buying firm, then trying to sell in a suddenly slower market was taken off their shoulders and I could tell they were very happy but probably more relieved than anything.
